HUDSON COUNTY indisputably rules the rental housing market in New Jersey: It has the largest supply of Class A units — around 13,000, according to industry experts — and commands the highest average rental rates of any part of the state. This year and next, that rental kingdom is projected to grow rapidly.

A worn American flag still hangs at the Staten Island Homeport, and that's about the only thing that's left of the sprawling 36-acre waterfront property once owned by the U.S. Navy.

The long-abandoned site now looks like a junkyard. Construction crews have been working since last month to demolish the old buildings that once stood there to make way for the new ones to come.

Things are underway here. We're really excited about it,” says David Barry of Ironstate Development.

Family can mean so many things to so many people.  For David and Michael Barry, they were actual brothers on the Columbia wrestling team in the mid-1980's.  But beyond that, they were also part of the Columbia wrestling family, a family they have stayed in close contact with over the years.

 The city is nearing completion on a deal to sell seven acres of land at the former Stapleton home port to a New Jersey developer who hopes to bring new life to the old Navy base.

Rental building occupancy now averages well above 90 percent in all types of settings, according to landlords and brokers, who feel less of a need to offer tenant concessions.

A long-neglected, 35-acre property in the Stapleton neighborhood of Staten Island, which once housed a home port for the U.S. Navy, is poised for development after getting the go-ahead on a plan for the city-owned site.

Greg Russo, a senior vice president of the New Jersey-based Ironstate Development Co., said his company is investing $150 million at the site.
